NOI क्या है?
Net Operating Income वह annual cash profit है जो एक rental property operations से generate करती है — financing, income tax, depreciation, और capital improvements से पहले। यह एक question का answer देता है: "अगर मैं इस property को free and clear own करूँ, तो यह actually मुझे per year कितना earn कराएगी?"
Formula
NOI = (Gross potential income + other income − vacancy & credit loss) − operating expenses
क्या include करें, क्या नहीं
Include करें: property tax, building insurance, repairs & maintenance, property management (self-manage करते हैं तो भी EGI का 8–10% impute करें), owner-paid utilities, society maintenance, reserves।
Include नहीं करें: mortgage payment, depreciation, income tax, CapEx (roof, HVAC), purchase costs।
Common mistakes
- Self-manage करते समय management cost impute न करना → NOI inflated।
- CapEx को opex में mix करना।
- Mortgage को operating expense treat करना।
- Reserves zero रखना।
- Current tenant की below-market rent use करना instead of market rent।
